Initial Consultation
We start with a conversation — on your lot, in your home or on a call. We learn how you live, what's driving the project, and what your realistic budget range is before anyone draws anything.
Design & Planning
Our in-house design team develops floor plans, elevations and selections with you. We iterate until the plan is right, because changing a drawing costs far less than changing framing.
Clear Proposal
Before work begins you receive a transparent, line-item proposal covering scope, allowances, schedule and cost — written on a cost-plus contract so you can see where every dollar goes.
Build & Communicate
A dedicated project manager runs your job and keeps you updated at every phase, with scheduled walkthroughs at framing, pre-drywall and final so there are no surprises at handoff.

Most custom homes we build in Williamson County land between $300 and $500 per square foot depending on site conditions, finish level and plan complexity, excluding land. We establish a realistic range during the first consultation and build to a cost-plus contract so pricing stays transparent.
How long does a custom home take to build?
A typical custom home takes 10 to 16 months from contract to move-in, plus 2 to 4 months of design and permitting beforehand. Remodels are faster: kitchens run 8 to 14 weeks, bathrooms 4 to 9 weeks, and whole-home renovations 8 to 18 months.
Do you handle design, or do I need my own architect?
We have an in-house architectural design team, so most clients work entirely through us — from first sketch to construction documents. If you already have an architect or a plan you love, we're happy to build from it.
What is a cost-plus contract and why do you use it?
On a cost-plus contract you pay the actual cost of labor and materials plus an agreed builder fee, with receipts open to you. It keeps pricing honest, makes allowance decisions transparent, and means savings on any line item come back to you rather than to us.
Are you licensed and insured in Tennessee?
Yes. Inspiration Homes, LLC is a licensed Tennessee residential contractor carrying general liability and workers' compensation coverage. We pull permits in our own name on every project and are members of NAHB and the Home Builders Association of Middle Tennessee.
Can I live in my home during a remodel?
Often yes, depending on scope. Kitchen and single-bath remodels usually allow you to stay with a temporary setup. Whole-home renovations and large additions typically require relocating — we'll tell you honestly at proposal stage which category your project falls into.
