Getting started

How do I get started with Inspiration Homes?

Call (615) 241-0174 or send your project details through our contact form. We'll schedule an initial consultation, walk the property or home with you, and give you a realistic budget range and timeline before you commit to anything.

Is the first consultation free?

Yes. The initial consultation costs nothing and ends with a rough budget band and a feasibility read on your site or your house. Paid work begins at the design phase, once you've decided the project is worth pursuing.

What should I bring to the first meeting?

Photos of what you like, a rough square footage or room list, your target move-in or completion date, and an honest budget range. If you own a lot, bring the survey and any HOA architectural guidelines. If you're remodeling, we mostly need to walk the house.

How far in advance should I contact you?

For a custom home, six to twelve months before you want to break ground — design and permitting alone take two to four months. For a remodel, three to six months ahead. Good trade partners are booked well out, and rushing that stage is where projects go wrong.

Cost & contracts

How much does it cost to build a custom home in Williamson County?

Most custom homes we build in Williamson County land between $300 and $500 per square foot excluding land — roughly $960,000 to $1.6 million for a 3,200 square foot home. Site conditions, foundation type, ceiling detail and finish level move that number more than square footage alone.

How much does a remodel cost?

Kitchens typically run $45,000–$150,000+, bathrooms $18,000–$85,000+, additions $120,000–$500,000+, and whole-home renovations $200,000 to over $1 million. Rapid Refresh projects — paint, flooring, lighting and fixtures — start around $10,000.

What is a cost-plus contract?

You pay the actual cost of labor and materials plus an agreed builder fee, with invoices open to you. Unlike a fixed-price bid with hidden contingency padding, savings on any line item come back to you and change orders are priced at cost rather than renegotiated at a premium.

Do you charge for design?

Yes. Design is real work by licensed professionals and is billed as its own phase, before construction. That's deliberate — it means we're not recovering design cost by inflating construction, and you own a usable set of plans at the end of it.

How do payments and draws work?

Custom homes are usually financed with a construction-to-permanent loan, and your lender releases draws as documented phases complete: foundation, framing, dry-in, mechanical, drywall, trim, final. On cost-plus, each draw is backed by actual invoices you can review.

Timelines

How long does a custom home take to build?

Plan on 10 to 16 months from contract to move-in, plus 2 to 4 months of design and permitting beforehand. Weather, municipal plan-review backlogs and long-lead items like windows and appliances are the usual variables — we order those early.

How long does a kitchen or bathroom remodel take?

A kitchen remodel takes 8 to 14 weeks of construction; a bathroom takes 4 to 9 weeks. Add 4 to 10 weeks of design and selections beforehand. Cabinetry is normally the long pole — semi-custom runs 6 to 10 weeks and full custom can run longer.

How long does an addition take?

Five to twelve months, depending on size and whether it's single or two-story. Foundation and roofline tie-ins to an existing house add complexity that a comparable square footage in new construction doesn't have.

During construction

Can I live in my home during a remodel?

For a single kitchen or bathroom, most clients stay with a temporary setup. Whole-home renovations and large additions usually require relocating because power, water and HVAC get interrupted. We tell you which category you're in at proposal stage, not after demolition.

Do you handle permits and inspections?

Yes. We pull every permit in Inspiration Homes' name and coordinate all county and municipal inspections. That keeps liability with us rather than with you as the homeowner, and leaves the work properly documented for resale.

How often will I hear from you?

You have a named project manager and a regular update cadence, plus three formal walkthroughs: framing, pre-drywall and final. The pre-drywall walkthrough is the important one — it's your last chance to change wiring, plumbing or blocking without opening a finished wall.

What happens if something goes wrong?

We tell you, and we fix it. Construction involves hundreds of people and thousands of decisions, and things do go wrong. What we control is whether you hear about it from us early or discover it yourself late — and we're unambiguous about which of those we choose.

Design & plans

Do you handle design, or do I need my own architect?

We have an in-house architectural design team, so most clients work entirely through us from first sketch to construction documents. If you already have an architect, or a plan you love, we're glad to build from it.

Can I modify one of your existing plans?

Yes — every plan we show is a starting point. Most clients change the primary suite, the kitchen layout or the garage configuration. Modifying a proven plan is usually faster and cheaper than starting from a blank sheet.

Can you help me find or evaluate land?

Yes, and it's far better to involve us before you close than after. We'll walk a prospective lot and flag grade, rock, drainage, perc, utility distance, setbacks and HOA architectural restrictions — the things that quietly add six figures to a build budget.

Are you licensed and insured?

Yes. Inspiration Homes, LLC is a licensed Tennessee residential contractor carrying general liability and workers' compensation coverage. We're members of the National Association of Home Builders and the Home Builders Association of Middle Tennessee.

Do you offer a warranty?

Yes. We close out every project with a documented punch list and a warranty walkthrough, and warranty items are tracked to completion. A significant share of our work comes from clients we built for years earlier, which is the practical test of whether a warranty means anything.
